Xtreme Black Spot Remover is a fast acting, high performance patio cleaning product, with four powerful active ingredients. Xtreme Black Spot Remover offers the simple way to keep any patio clean often avoiding the need for pressure washing.
- For best results do not dilute; apply in temperatures between 5° - 20° C
- It is important that the patio remains wet for 1 hour.
- Then wash away with water from hose or pressure washer. For areas of heavy soiling, scrub into surface or re-apply.

5 litres of product will clean and treat approximately 20 m² of flagstone, natural stone, or block paved patios. Wear appropriate safety wear at all times. see technical page for more information.
Once opened use within 3 months.
Application:
- Brush off any dirt or loose debris from the surface
- Lightly dampen area with water
- Apply NEAT using a watering can or sprayer (do NOT dilute)
- Work in by brush or stiff broom
- Make sure that surface area doesn't dry out
- Leave on surface for 1-2 hours before rinsing off
- Rinse area with water or use pressure washer if available
It is important the surface remains damp during application, as the product becomes inactive once dry. Most ingrained organic matter and grime will be removed after one application, but sometimes a second application may be required to remove all black and white spot algae. If a second application is required, leave to dwell on the surface for a longer period (2-3 hours) before rinsing or pressure washing off.

Xtreme Black Spot Remover contains chlorine as an active ingredient and will stain fabrics and sensitive materials. Take care to avoid contact with fabrics during application. Toxic to aquatic life, wear protective gloves and goggles at all times. Xtreme Black Spot Remover can cause skin burns. Avoid contact with eyes. Keep out of the reach of children

Smart seal black spot remover does exactly what it says it will, removed black spot from our York stone flags. Saturate surrounding run off area with water, ready for when you swill it off. Experiment on one flag first regarding time left on, and maybe dilute first to see if it shifts it. Wet flags through, we put it on neat from sprayer, after ten minutes worked in with brush left on for one hour then swilled off. If it looks like its drying out wet again. Ricky at smart seal was really helpful and had also used the product himself. Good company to deal with order arrived prompt.
I used the black spot remover on a 4 year old honed sandstone terrace of around 300sqm. The terrace was quite badly marked and nothing else had shifted it. We were quoted over 3k to clean and seal it! I followed the instructions carefully - wetted the stones first and soaked the surrounding grass and plants. After 2 hours I pressure washed the terrace and against all expectations the terrace is literally like new. Quite amazing. Def use protective clothing and old clothes as the product will bleach fabrics. Excellent product.
This black spot remover really works. I was a bit sceptical as Id been told, its impossible to get rid of once black spot had invaded my Indian sandstone. Tried it as a sample on the worst affected slab. Just sprayed it and left it. After about 15 minutes I could see the spots fading. Half an hour theyre gone. Brilliant! Sprayed the rest of the patio (25sq m), and still got about half a container left. All sorted. I would highly recommend this product.
